Henderson Land Development honoured for retail transformation at Retail Asia Awards 2026
The developer revitalised its malls through unique tenant curation, activations, experiential elements, and social spaces.
Henderson Land Development won Entertainment Mall of the Year - Hong Kong, Lifestyle Mall of the Year - Hong Kong, and Mall Initiative of the Year - Hong Kong at the Retail Asia Awards 2026 for the transformation of MCP, MOSTown, and Trend Plaza into retail destinations shaped around entertainment, lifestyle services, and local favourites.
MCP turns retail space into a community playground
MCP, East Kowloon’s largest mall at 1 million square feet, was repositioned under the “Mall of Community Playground” strategy. Henderson Land Development replaced static stores with highly sought-after beverage brands, introducing social spaces featuring in-mall alfresco seating. Mall vibrancy grew elevated through the exclusive Disney Dumbo Christmas Carnival, the Chinese New Year Emoji Parade, Hong Kong’s first in-mall 3x3 basketball competition, city-running activities, pickleball court, and Easter Jumptopia. These changes helped MCP reach an all-time high in recent footfall, overall sales growth outperformed the Hong Kong average, whilst leisure category sales rose 118% compared with pre-pandemic levels.
MOSTown builds a connected lifestyle hub
MOSTown strengthened its role in New Territories East through its “Bridge Eco-system,” a network of nine bridges linking the mall to the MTR station, nearby malls, and residential estates. The tenant mix added IG-worthy cafés and signature cuisines, expanded wellness and fitness operators, and integrated leading tech brands. The mall also upgraded its cinema operator and held celebrity celebrations such as weekend busking performances, IP campaign openings, and exclusive autograph sessions. Visitor traffic reached a four-year high, and the mall earned 11 industry accolades in 2025.
Trend Plaza re-ignited local shoppers
Trend Plaza shifted from a tourist-oriented model to a local shopper strategy after changes in tourist spending and online shopping habits. From 2021 to 2025, Henderson Land Development holistically renovated the atrium, footbridge, washrooms, and common areas with unique architectural design. The mall restructured mono-brand beauty stores with high-demand multi-brand health and beauty retailers, introduced popular new categories, including hobbyist shops, dried seafood tenants, and experiential dining, and doubled its food and beverage mix. Local shoppers who had gravitated toward online channels were successfully diverted back to visiting our mall through the strategic approach, thereby revitalising engagement.
