Henderson Land Development clinches double victory at Retail Asia Awards 2025

The company earned Mall Initiative of the Year - Hong Kong and Regional Mall of the Year - Hong Kong for transformative projects at MCP and MOSTown.

Henderson Land Development has captured two honours at the Retail Asia Awards 2025: Mall Initiative of the Year - Hong Kong for the groundbreaking transformation of MCP, and Regional Mall of the Year - Hong Kong for the dynamic revitalisation of MOSTown.

MCP – ‘Project Ascend’

Previously named Mall of the Year - Hong Kong in 2024, MCP could have rested on its laurels. Instead, the team launched “Project Ascend” in 2024—a bold, multidimensional strategy aimed at deepening customer engagement, enhancing entertainment, elevating service standards, and advancing social responsibility.

“A Mall for Community Playground” — MCP truly lives up to this vision as Kowloon East’s largest shopping destination. Spanning an impressive 1,000,000 square feet with direct MTR station access, MCP has curated a dynamic lineup of internationally renowned brands, including Muji, Uniqlo, Oh! Some, Xiaomi, and Toys "R" Us. This strategic tenant mix caters to diverse shopper demographics whilst leveraging the area’s above-average household income, further elevating MCP’s appeal. More than just a mall, it offers an unparalleled retail experience that attracts a broad customer base, reinforcing MCP’s dominance as the region’s premier shopping hub — a true playground for the community.

MCP embraces Hong Kong’s dynamic F&B culture with a diverse mix of culinary offerings, from authentic Chinese and Taiwanese cuisine, Hong Kong Style Classics, Korean fried chicken to artisanal coffee and light refreshment options. This boosted foot traffic and reinvigorated the F&B sector with continuous sales growth.

Despite operating in a competitive regional mall landscape, MCP successfully engaged visitors from across the city through the mixing of playtime and showtime. The mall’s celebrity-packed events and immersive themed celebrations, such as the Kakao Olympics, Lego-themed Chinese New Year event, and Cocomelon Easter, not only drew millions of visitors but also demonstrated its commitment to transform as a dynamic, experience-driven destination.

Elevating the customer journey further, MCP overhauled nine core service areas (staff appearance, shopping environment, product knowledge, after-sales service, customer-friendly amenities, and more).

The “Project Ascend” initiative also involved partnerships with Yan Oi Tong and Ronald McDonald House introduce innovative recycling systems and promoting sustainable retail practices.

MOSTown – Ma On Sha reinvigoration

Henderson’s second win at the Retail Asia Awards 2025 came from MOSTown, for its transformation of Ma On Shan into a thriving lifestyle and culinary destination.

MOSTown, a MOST experiential mall, embodies this vision with its expansive 735,000-square-foot space, drawing a diverse shopper demographics by delivering the community’s most exceptional experiential moments. The strategic introduction of global esteemed brands, including Decathlon, Skechers, Columbia, OSIM, and TUDOR, has not only elevated the mall's market positioning but also solidified its status as the district's premier retail destination. Anchored by nearly 300 retail outlets and seamless connectivity via the Ma On Shan MTR Station transport interchange, MOSTown's management has cultivated an exceptional integrated hub that masterfully combines retail, dining, entertainment, and lifestyle under one roof.

MOSTown debuted a collection of Hong Kong’s first-ever dining establishments, which drew enthusiastic crowds from across the city. These were complemented by innovative entertainment offerings, including a premier indoor theme-park tenant. To enhance this dynamic destination, MOSTown introduced sophisticated lifestyle retail, anchored by a state-of-the-art flagship gym equipped with cutting-edge smart technology.

MOSTown’s marketing initiatives—including star-studded movie events and the Olympics-themed “Breaking New Ground” campaign—drew millions of visitors, showcasing how creative community engagement can drive both vibrancy and economic activity. It also implemented targeted sales-driven programmes designed to stimulate consumer spending

“Our strategic marketing events aim to extend consumer visits and sustain spending levels in response to the trend of outbound travel, which significantly contribute to the local economy,” the Henderson Land Development Company added.

Equally impressive was the mall’s integration of intelligent navigation and smart restroom technologies. Its strong ESG agenda—featuring inclusive workshops, recycling programmes, and energy-saving building certifications—further enhanced its community contribution and earned wide acclaim.

Visitor traffic has since surged past pre-pandemic levels. By the close of 2024, MOSTown achieved full occupancy, and consistently outperforming Hong Kong’s overall retail sales growth.
