Ikano builds on retail success in Johor Bahru with new mixed-use expansion

It is located within the IKEA Tebrau and Toppen Shopping Centre retail hub.

Ikano Centres has signed a development agreement with Welton Group of Companies to develop Habitation Plus+, a residential project in Tebrau, Johor Bahru.

The proposed development, Habitation Plus+, carries an estimated gross development value of approximately MYR600m (€130m). It will comprise two residential towers with about 1,230 units designed for multi-generational living, with an emphasis on flexible layouts and practical space planning inspired by functional design principles associated with IKEA.

It is positioned as a mixed-use development integrated with IKEA Tebrau and Toppen Shopping Centre, expanding the existing retail and lifestyle hub into a live-work residential ecosystem.

"Our vision for Tebrau has always been to create a customer-centric destination that extends beyond retail," said Adrian Mirea, Managing Director of Ikano Centres. "Since the opening of IKEA Tebrau in 2017 and Toppen Shopping Centre in 2019, we have continued to invest in and evolve the destination—throughout the pandemic and beyond.”

Meanwhile, Welton Group of Companies cited its role in delivering quality residential projects, including Orion Residence in Kuala Lumpur. Its Co-founder and Director, Thomas Ling, said the collaboration aims to set a new benchmark for urban living by combining liveability, functionality, and convenience within a connected environment.

The development will be directly connected to IKEA Tebrau and Toppen Shopping Centre, offering residents access to retail, leisure, and lifestyle amenities within walking distance. Planned facilities include wellness spaces, social lounges, and co-working areas designed to support both community interaction and flexible modern living.
